The material with the lowest price on installation day isn’t necessarily the material that costs the least over the life of the building. What will this building exterior cost over the next 30 years?

Some of those expenses are obvious. Others have a habit of showing up five, ten or twenty years later.

A siding material that needs to be refinished, repaired, or partially replaced several times can steadily increase the building’s total cost of ownership. Finished cedar eventually needs refinishing as its protective coating wears, and deteriorated coatings may require scraping, sanding, cleaning and other surface preparation before a new finish is applied.

Over 30 years, those maintenance cycles matter.


The Hidden Cost of Maintaining Wood

Imagine a large building with wood accents, several stories above grade. The stain itself may not be the biggest expense.

You also need to consider:

• Surface preparation

Vinyl has become a popular siding material for good reason.

It’s relatively simple to maintain, widely available and often offers a more approachable upfront cost than premium exterior materials.
And contrary to a common misconception, vinyl does not require extensive routine maintenance. The Vinyl Siding Institute recommends periodic cleaning using mild soap, water and a soft brush or garden hose.

For many residential projects, that combination of affordability and straightforward maintenance makes vinyl a practical choice.

The 30-year conversation becomes more nuanced, however, when design expectations, exposure conditions and the type of building change.


Think Beyond Cleaning

Maintenance isn’t just about washing a wall.

Over decades, the larger questions include the following:

How will the material respond to impact? How will the appearance age? Can individual damaged sections be matched years later? Does the exterior still deliver the architectural look the project was designed around?

For a straightforward residential application, those considerations may be manageable.

For a high-end residence, architectural development, or commercial project, however, the exterior is often expected to do more. Material depth, clean lines, finish consistency, and long-term visual performance become part of the value equation.

Refinishing the exterior of a single-storey residence is one thing.
